WDI stands for wood destroying insects and can be an essential part of a home inspection. The WDI inspection and report that goes along with it are regulated by the Texas Department of Agriculture and require a Structural Pest Control license. During a WDI inspection, the home will be evaluated for any signs and symptoms of current and past WDI pest infestation throughout the home. Additionally, the inspector will look for any signs of previous treatments for termites or other pests. After the inspection is complete, you will receive a report documenting any locations that are active, have been active or might become active due to conducive conditions. Conducive conditions are areas that have been identified as easy access points for wood destroying insects to enter the home. The inspector will provide recommendations on what should be done to protect the home in the future when conducive conditions are identified.
Other than just the peace of mind that comes with having a professional investigate the house for possible damage and pests, many loan types require a WDI report before funding. For example, both VA and FHA loans require a WDI report.
